Before you try to unlock the phone by pressing the Unlock button, you must establish a connection between the SST and the phone. This is indicated by showing your Flash Id and IMEI in the corresponding text fields. Did you manage to do that?

Yup, you need to connect to the pnohe bu a manual.
So, if you have a USB cable, connect by this settings:

1. Chose USB, speed 115200.
2. If you dont have a patched bootcore, connect tru Java loader, if not you have to connect by Normal boot mode
3. Click on Read Info, wait a sec for the Power On sign
4. Push short the red button, the mobile should go to the Service mode
5. DONT TURN OFF THE SERVICE MODE, wait until the whole process Boot authority bypassing, it could be about from 30 sec up to 5 mins
6. If the sign Power On appears, you should turn off the service mode (push longer the red button)
7. PUT OUT THE BATTERY and put it back (the cable is still in the phone)
8. Push short the red button
9. Now it should work..

Is your COM cable enabled for service operations? In other words, did you ever update firmware or applied patches with it? If the cable needs power supply from the phone, you can't use it for unlock operations and you will either need a USB cable (e.g. DCA-510) or you'll need to connect an external power supply to pins 1 and 2 of the COM cable.
You can find more details at
http://www.mobilmania.cz/hosting/siemensmania/dir_upravy/jak_na_datovy_kabel.htm

It may also be a problem that the cable was designed for x55 generation, it lacks some resistors between some pins and the phone may not detect it correctly. There is also an article about the way how to adapt x55 cables to x65 phones:

Just be sure to get the DCA-510, otherwise it might not work, too
